Balloting Announcement of Overseas East- Plots, Apartment Villas and Smart Villas

The development work in Overseas East is near to completion. Therefore, management has announced the balloting in Commercial & Residential Plots, Apartment Villas and Smart Villas in Overseas East Block at Capital Smart City. 

Those members who could not participate in balloting due to non-payments now can avail of the opportunity of balloting as per the following criteria:

For Residential and Commercial Plots:

Members who have paid or will pay 100% of their plot values including surcharges (if any) can choose their plot, Residential & Commercial on or before the rest of the will pay 100% of their plot(s) including surcharges(if any) till 22nd February 2023 into balloting. They should get the Balloting Slip before 22nd February 2023 after clearing their dues. This is not valid for cancelled Plots.

This is the last balloting of OS East, members who will not get their plots) through selection or balloting will not have any other chance to plot(s) in OS East but will be given a chance to get their plot(s) allocated in the next or future OS Blocks.

For Villa Apartment:

Members who have paid or will pay all their due instalments or a minimum 50% payment of the total value of the property, whichever is higher, can have the opportunity to choose their Villa Apartment on or before 17th February 2023. Members who will pay all their due instalments or a minimum of 50% total value of the property whichever is higher on or before 22nd February 2023 can get a balloting slip to participate in Villa Apartment’s balloting.

This is the first and last balloting of Apartment Villas, members who will not get their apartment villa in this balloting will be subject to cancellation or escalation. Escalation Policy due to late payments of apartment villa will be announced after the balloting date.

Above is not valid for Apartment Villas for which payment made is less than 25%.

For Smart Villas:

Members who have paid or will pay 100% payment including escalation charges (if any) of their Villa can choose their villa on or by February 2023. Members who will pay 100% payment of their villa(s) including escalation charges (if any) on or before 22nd February 2023 can get a slip to participate in Smart Villas balloting.

This is the first and last balloting of Smart Villas, members who will not get their villa through selection or balloting this time will be cancelled or allocation of Villa(s) in the next OS Blocks / Sectors at new applicable prices.

All members who have already agreed to get their villas) on escalated price due to non/late payments (as a result of notification served on 2022) but has not paid till to date can also avail the opportunity to choose their villa after clearing their 100% payment including escalation on or before 22nd Feb 2023.

After this date the company reserved the rights to cancel the said villa.

Above is not valid for canceled Villa(s).

The validity for the payment submission is till 22nd February 2023. All members need to clear their due/ required payments as above along with charges (if applicable). Due to the limited availability of the property (Plots, Apartment Villas and Smart Villas), noted that this opportunity is on a first come first serve basis.

The management of CSC announced the balloting of the remaining plots on 25th February 2023.
