According to the notice issued by FDHL, the possession of the following areas with immediate effect in Executive Block 1, Sector B Capital Smart City

Ring Road (R.O.W 180’) – Plot 12-56

Street # 1-9 (R.O.W 50′) – Full Street

Street # 9 [R.C.W 40’) – Plot 15-28

Lane # 131 (R.O.W 40’) – Full Lane

Lane # 5 (R.O.W 40’)- Plot 14-30

Lane # 6 TR.O.W 40’) – Plot 13-57

Lane # 7 (R.O.W 40’) – Plot 12-33

Lane # 8 (R.OW 40′) – Plot 12-33

Lane # 9 (R.O.W 40’) – Plot 10-32

Lane # 10 (R.O.W 60’) – Commercial – Plot 1-20

Boundary Road (R O.W 50*) Residential – Plot 9.21

In this regard, complete guidelines have been given on the official website of Capital Smart City. 

To facilitate the members, the following things are to be noted: 

Development charges, Extra Land Charges, and Prime Location changes are effective immediately. Extra Land charges and Prime Location charges are supposed to be paid in one go but due to current economic conditions, CSC management has decided to split the payment into 04 quarters for the convenience of members.

Development charges will be paid in 04 quarters, however, for any member who starts the construction work before 31st December 2022, as an extended facility development charges payment plan will be extended to 06 Quarters. Moreover, if any member completes the Grey Structure and outer finishes before 31st March 2023, the development charges plan will be extended by another 01 quarter. In this regard, the member has to apply for possession and submit a letter for an extension of the development charges payment plan.

Extra Land charges will be payable at the time of possession

Prime Location charges will be payable in 04 quarters.

Utility charges will be payable at the time of possession.

The first 25 members of each block, who will start construction of their respective houses before 31 December 2022, will be refunded 50% of already paid development charges as per the following schedule: 

  • 25% of the development charges will be refunded to the member after completion of foundation works till March 2023
  • The remaining 25% of the development charges will be refunded to the member after the completion of construction works till December 2023

However, Management has also extended the facility to provide Architecture (by DSA – Dubai) and MEP (Mechanical, Electrical & Plumbing drawings) to the members for villa design. It will save the member approximately Rs. 450,000 to Rs. 900,000 depending on the size of the property. 

All the above-stated information is valid for Executive Block -Sector B only. 

Announcement for the Sector C Executive block possession will be conveyed in a short duration.
